Marketing Options
We offer a variety of marketing options to achieve your goal in selling your property. Your property, your reasons for selling, and your personal circumstances all differ. This must be considered before the right marketing option is chosen.
Options to choose from:
- Standard Sales Option.
This is our most commonly selected option and is designed to be simple and straight-forward for potential buyers. A fixed price is set and offers a no sale / no fee guarantee. We ask the seller to contribute to the marketing of the property to ensure we gain maximum exposure through all advertising mediums and achieve the best results for your property.
- Discreet Marketing (Silent Listing).
Not every seller wants the details regarding the sale of their property to be made publicly available. The discreet marketing option involves no 'for sale' signs or home opens. Also, internet and other forms of advertising will not contain address details. It is entirely up to the seller to decide if and when neighbours, friends or family will be informed of the transfer of ownership. Inspections are by appointment only and we ensure that the potential buyer is a genuinely interested party as well as being in a position to make a reasonable offer.
- By Auction.
An auction is recommended if your property is very unique and there is an expectation that more than one party is likely to make an offer. Selling by auction can be a very powerful way of selling your property on a set date to achieve the best offer. It forces buyers to present their highest offer or they will miss out. Ask us if we would recommend an auction for your property and we can negotiate an auction package to suit your budget.
- By Tender.
Selling by tender is similar to an auction; there is a specific marketing period and no set price. On the set closing date the seller and their agent will review all written offers. The preferred offer may be accepted or, in the event that no acceptable offer can be found, the agent may contact prospective buyers to re-negotiate their offer.
